Hi Bob and Deb,

My family and I have outgrown our current house and want  to start looking for something new. But I am not sure if we should put our house up for sale first or find a home first? What do your recommend?

Hi Kyle,

This is a question that comes up all the time!  Honestly, there is really no right or wrong answer. It all comes down to your financial situation and the risks you are willing to take.  Are you able to buy a home outright without selling? Can you afford to pay for two homes if necessary?

For most people it is a good idea to sell first. Although it might seem a bit nerve racking, it can actually put you in a better buying position! This way, you know how much you can spend on your new home and will have less conditions to deal with when you are ready to make an offer. You can always take a longer possession date if needed.

At the end of the day we will try our best to explain all possible scenarios to you, but the decision is entirely yours!
